My name is Kathy and it is my pleasure to take ownership of this delightful Grade 2* Listed Norfolk Watermill for 2026.

Built in 1800 and straddling the River Ingol, between King's Lynn and Hunstanton, the waterwheel and millstones are still in place, currently being restored by a group of millwrights, in the hope that it may one day be possible to grind corn again .
The garden adjoining the Mill Pond is secluded and peaceful, with country walks starting right on the doorstep and the beach just 2 miles away. Sandringham, Hunstanton and King's Lynn are within a few minutes' drive.
The ground floor of the original Cart Shed and Granary were converted in 2009 into 3 ground-floor bedrooms (1 double, 2 singles with 4ft beds) and 2 shower rooms (one ensuite to the double).
Upstairs is an open plan space with a practical and fully equipped kitchen area, dining table and seating area including a double sofa bed.
Pets Stay for Free!
No limit, within reason (website will limit to 2 but please just email me if you are bringing more - it's not a problem so long as you clear up after them!)
Private Parking for up to 3 vehicles
Outside
The Watermill is in a tranquil setting, being the last property at the end of a small private lane. Lovely dog walks begin right on the doorstep. Or cross the private bridge at the back of the mill and enjoy our Woodland Garden (but please don't go near the beehives unless accompanied by the mill owner!)
Recommended for 4 - Sleeps up to 6 with sofa bed
On the Ground floor:
- Double bedroom wth ensuite shower room
- Two single bedrooms, each with 4ft beds (may be used as small doubles, if you wish)
- Family shower room with washing machine
- Entrance hall with boot tray and coat hanging area.
On the 1st floor:

- Fully fitted and equipped kitchen area with window into the Watermill
- Dining table for 6
- Sofas including a double sofa bed for 2 guests, if required. (Sofa bed will only be made up if specifically requested, otherwise bedding will be available for guests to make it up as and when needed)
- This flexible accommodation can cater equally well for families or groups of friends. Please note that both bathrooms are on the ground floor.
